To start the process of customizing your home schedule an appointment with a member of our sales team. This meeting will take at least one hour and typically two or more hours. This initial meeting will include a detailed walk through of the options that are available with our homes, an overview of our building and selection process, as well as an understanding of any customization to the plan you may desire. During this meeting the on-site sales person will generate a work sheet. The work sheet will contain the modifications/additions that you know you want and the options (or maybe’s) that you are still considering. You will have the opportunity to review the results at home and make decisions so that you can keep the final price of the home within your budget.
Before meeting with our on-site sales person:
- Be serious about building with Legacy Premier Homes, Inc. Because of the time involved on everyone’s part, a meeting should not be scheduled until you are ready to move forward.
- Contact a lender so you know what budget you are working with. We recommend using one of our approved lenders – see closing cost paid by builder for more details on what we pay when using an approved lender.
- Select a plan and have an idea of what changes you would like. The more you understand the changes you want, the quicker the process.
- If you have a Real Estate agent, they must be present during this session.
- Prioritize the additional features that are important to you.

Once you have decided on which options you want, the designer will review changes and generate a client copy of the floor plan and a final pricing sheet that will became addendum's to the contract.
Floor Plan Changes:
If minor floor plan changes are desired, a fee of $250.00 will be charged. The on-site sales person should be able to give you reasonable estimates for these changes. If moderate floor plan changes are being made, a fee of $500.00 will be required. These changes may require a separate meeting with the designer or iterative emails to finalize the plan. If extensive floor plan changes are being requested, the fee will be $1000.00. In all cases Legacy Premier Homes, Inc. will own the generated floor plan that is developed since it originated with our design.
Additional Information:
- Our homes are priced aggressively and are a great value. Our pricing is non-negotiable.
- Closing date – typically 6 to 7 months from date of contract. If not using approved lender add 5 to 10 days based upon lender.
- Earnest money – We require at least $5,000 in earnest money. Homes over $300,000 require $10,000 in earnest money. For a heavily modified or very custom plan we will require additional earnest money. The earnest money is NON-REFUNDABLE. The earnest money applies to the purchase price of the new home at closing. If you are getting a 100% loan, the earnest money can be used for escrows, pre-paids, etc. with balance back to you at closing.
